Do you need to purchase Flood Insurance


As a condition of the loan, your mortgage lender may require you to purchase flood insurance if you live in designated flood zone area. Otherwise, you are not required by law to purchase flood insurance. However, as of July 1, 2023 the State owned Citizens Property Insurance company requires all their policy holder to purchase flood insurance. Bear in mind that if you are not required to carry flood insurance do not have a mortgage - heavy rains and severe weather can cause costly damages due to flooding.

What does Flood Insurance covers


Structural Damage

This includes damage to the building and its foundation. It covers the cost of repairs to the structure, as well as built-in systems such as electrical and plumbing.


Personal Property

Flood insurance also covers damage to personal belongings within the insured property, including furniture, clothing, appliances, and other valuables. However, coverage for personal property is separate from structural coverage and needs to be specified in the policy.


Essential Systems

This includes coverage for essential systems within the building, such as electrical and plumbing systems, water heaters, and built-in appliances.


Debris Removal

Flood insurance typically covers the cost of debris removal that is necessary as a result of the flood damage.


Relocation Expenses

In some cases, flood insurance may cover the cost of temporary housing or relocation expenses if the insured property becomes uninhabitable due to flood damage.


It's important to be aware of certain limitations and exclusions in flood insurance policies. For example, coverage may not extend to damage caused by a combination of flooding and another event, such as a sewer backup. Additionally, coverage limits may apply, and there may be a waiting period before the policy takes effect, example during hurricane season.
